Week of July 7: What's going on with Bordoni Ranch?

I received the following on from Bill Tuikka of Vallejo’s Planning Commission. He followed up on the same day with these downoadable exhibits that are attached to the latest Unit Plan submittal, noting again that "All conditions of approval remain from the Master Plan approval."

Elizabeth:

The proximity of the homes to the City of Benicia hasn't changed since the original approval. The Bordoni project homes are further from the City boundary than the homes on Bolton Circle in Benicia are from the city boundary. There is no change from the approved plan. The project upholds the Vallejo-Benicia buffer agreement, which I have been told that the Bolton Circle homes built back in the early 1980's unfortunately did not.

The project roads remain generally the same as approved, except the lots are pulled back from the existing Vallejo subdivision at the top of the hill. None of the conditions of approval have changed with regard to timing of improvements to Columbus Parkway. I'm waiting for reduced copies to attach to the staff report and I've been promised by the developer that I'll have them today. I'll forward them to Charlie Knox as soon as I get them. However, you will see that there are no substantial differences, and no differences that would have any effect on Benicia residents.

One change in the Settlement Agreement is that the proposed soccer field will not be located at the Highlands Park site, but at another location in Vallejo, as the area residents did not want that field.

As far as the improvements and timing of the Columbus/Rose Drive intersection, that decision likely has been made jointly between the two Cities Public Works Departments while adhering to the conditions of approval.
